Planning permission is something that no architect can promise; it’s something that the planning authority decides to grant. An architect should be able to assist you in taking into account statutory requirements and Local Authority guidelines, which may be negotiable, when submitting a planning application.
There are a number of types of Architects Certificates.
During the course of construction, an architect will issue an Interim Certificate to confirm that the work has been completed to their satisfaction and that the client should make a stage payment to the contractor.
A Practical Completion Certificate will mark the end of construction (regardless of latent defects) and transfer ownership of the building to the client; and a Final Completion Certificate will be issued by the architect when the contract is fully and properly completed.
